Sussex County Home Prices: The Fall 2026 Numbers
The honest market read right now: prices are roughly flat year-over-year, inventory is up, homes are taking longer to sell, and buyers are negotiating again. If you've been waiting for leverage, this is the most buyer-friendly Sussex County market in years.

Where prices actually stand
Sussex County's September median sale price came in around $453,000, essentially flat against the same month last year, per Delaware's existing-home sales report. The three-month picture tells the same story: a median around $451,000, down less than 1% from a year ago. In other words, prices have stopped climbing, but they have not fallen off a cliff. The sellers still asking top dollar are the ones sitting on the market.
What the listing side shows
The current median list price runs around $549,000 with a median 86 days on market, according to the latest county listing snapshot. That gap between list and sale, roughly $95,000 at the median, is your negotiating room in one number. Well-priced homes in good condition still attract multiple offers, but the days of every listing sparking a bidding war are over.
Rates moved in buyers' favor
The 30-year fixed averaged 7.24% as of October 29, down from 7.32% the week before and the lowest level this month, per Freddie Mac's Primary Mortgage Market Survey. That's still high versus a year ago, when it sat at 6.17%, but every eighth of a point helps purchasing power. My mortgage rate breakdown walks through what that means on a monthly payment at current Sussex prices.
What it means for you
If you're buying, this is the window to be selective, negotiate on price and concessions, and let homes that have sat for 60-plus days work for you. If you're selling, price it to the current median, not last spring's, and you'll still attract buyers. Let's look at the numbers on your specific situation.
