Rent or Buy on the Delaware Coast? Here's the 2026 Math

With average rents up 9% over the past year in Sussex County and mortgage rates easing to 7.24%, the rent-versus-buy question has an actual answer now, and it's closer than most people think. The deciding factor isn't the monthly number. It's the down payment.

What renting costs right now

The average rent in Sussex County is around $2,390 a month, per the latest rental data, and it jumped more than 9% in the past year. A three-bedroom runs about $2,370, and rents are still climbing as the county keeps growing. Rent buys you flexibility, but you're renting the rising cost too.

What buying costs right now

The county median sale price is roughly $451,000. On that with 20% down at today's 7.24% 30-year fixed, principal and interest runs about $2,450 a month; add Sussex's low property taxes and insurance and you're around $2,800 all-in. That's more than rent today, but the payment is locked for 30 years while rents keep stepping up, and you're building equity instead of a landlord's.

The real hurdle is the down payment

The monthly gap is manageable, especially for a second home or a long-term hold. The blocker is the 20% cash, which is why Delaware's down payment assistance programs matter so much, they can cover 3% to 5% of the loan for first-time buyers and get you in for far less. My full breakdown of those programs walks through who qualifies.

The lease-versus-own decision is a 10-year question, not a this-month question.
